STAGE 1
FEASIBILITY STUDY
In this stage we learn about your hopes and dreams for your project and we take the time to investigate its unique parameters, including the site, budget and legislative considerations. We’ll clarify your needs through a comprehensive briefing process and provide indicative cost ranges and timeframes. This stage typically takes 2-4 weeks. Deliverables can include: • Return brief • Title restrictions • Authorities restrictions • Advice on what information the client needs to obtain • List of consultants likely to be required • Client-architect meeting schedule • Fee proposal from land surveyor • Timeline/programme • Advice on next steps
STAGE 2
CONCEPT DESIGN
This stage is where the creative juices flow! We’ll respond to your brief, and present our initial design ideas, mood boards, materials palette and schematic layouts through a number of meetings. We’ll meet with the local council to get their feedback to facilitate a smooth planning process. Once we’re both happy with this stage we will help you to brief and engage a cost planner. This stage typically takes 4-8 weeks. Deliverables can include: • Schematic plans • Elevational sketches and/or 3D sketch model • Mood boards • Cost planner fee proposal
STAGE 3
DESIGN DEVELOPMENT
In the design development stage, we check in with the cost plan to ensure that the design is deliverable within budget. Where necessary, we will make adjustments together. We’ll assist you to engage the other necessary consultants and integrate their reports into the design. Through this stage we work through a number of briefings and presentations to ensure that the majority of important design decisions are made and included in the cost plan. This stage typically takes 6-10 weeks. Deliverables can include: • Cost plan review • Brief consultants • Obtain consultants’ fee proposals • Coordinate and incorporate consultants’ information • Prepare and submit an application for a Planning Permit • Interiors briefing and presentation • Kitchen briefing and presentation • Bathrooms and laundry briefing and presentation • Outline specification
STAGE 4
CONSTRUCTION DOCUMENTATION
In this stage we create a suite of comprehensive documents to take the project smoothly through to construction. The more resolved our drawings are, the more accurately builders can quote, which leads to better project quality, time and cost control. This stage typically takes 6-10 weeks. Deliverables can include: • Cost plan review • Continue Interiors presentations by room • Working drawings • Specifications • Interior schedules • Contract schedules • Prepare an application for a Building Permit
STAGE 5
TENDERING
Here we help you decide which type of building contract is best for your project, and which builders to include on your tender list. We’ll guide you through the procurement, tendering and negotiation processes to ensure that you select the best builder for the best price. We prepare the tender documents and manage the tender for you, dealing with builder queries and issuing addenda during the tender period. This stage typically takes 4-5 weeks. Deliverables can include: • Negotiation with one preferred builder OR • Tender list of one or more capable builders • Tender documents • Tender management • Tender analysis and report • Post-tender negotiation
STAGE 6
CONTRACT ADMINISTRATION (The Build)
In this stage we start to see the project come to life. We’ll go on site at least every month for quality control and to make assessments of the builder’s claims, so that you’re paying the right amount at the right time. We’ll provide you with a monthly report on site progress. We’ll also schedule in a number of site visits for you so that you can be involved in the incredibly exciting process of seeing the project come to life. This stage typically takes 6-18 months. Deliverables can include: • Preparation & signing of contracts • Arranging Building Permit • Monthly progress reports • Site inspections • Assess builder’s monthly claims • Assess variations and extensions of time • Issue progress certificates • Answer Requests for Information (RFIs) • Issue Architect’s Instructions • Problem solve
